Builder/Developer Incentive Program
Dataw Island Owners Association (DIOA) and the Dataw Island Club (DIC) has developed a program to encourage the development of unimproved properties (empty lots) by waiving fees for up to two years, including the initiation fee. This program reduces the cost of entry for interested builders/investors.


Builder/Developer Incentive Program on Dataw Island

Summary: In the 4th quarter of 2019, Dataw Island Owners Association (DIOA) and the Dataw Island Club (DIC) developed a program to encourage the development of unimproved properties (empty lots) by waiving fees for up to two years, including the initiation fee. This program reduces the cost of entry for interested builders/investors.

Development Program for Unimproved Properties
Effective 11-18-2019 through 12-31-20
(subject to annual renewal)


This policy is a stimulus package to incent construction of homes on non-producing lots.


DIOA-Owned Properties:
An Entity purchases two or more properties from the DIOA and the property is transferred with the following stipulations:

- The Entity must agree to build a home within 24 months of the property transfer and sell the property to an unrelated third party.

- The DIOA assessment is waived until the earlier of (1) the property is sold to an unrelated third party or (2) 24 months.

- The DIC dues are waived until the earlier of (1) the property is sold to an unrelated third party or (2) 24 months.

- The DIC Initiation Fees are waived until the property is sold to an unrelated third party.

In the event the Entity decides to keep the property or transfer the property to a related party, all DIOA and DIC assessments, dues and fees are due from the date of the original transfer of the property.

If the Entity does not build a home within the 24 months and wants to transfer the property back to the DIOA, the Entity may do so at the end of the 24 month period. All closing costs incurred to transfer the property back to DIOA will be paid by the Entity.


Unimproved Property Owned by Property Owners on Dataw Island:
The property owner selling the property must be current on all dues, fees and assessments to both DIC and DIOA.

An Entity purchases a property from a property owner on Dataw Island and the property is transferred with the following stipulations:

- The Entity must agree to build a home within 24 months of the property transfer and sell the property to an unrelated third party.

- The DIOA assessment is waived until the earlier of (1) the property is sold to an unrelated third party or (2) 24 months.

- The DIC dues are waived until the earlier of (1) the property is sold to an unrelated third party or (2) 24 months.

- The DIC Initiation Fees are waived until the property is sold to an unrelated third party.

In the event the Entity decides to keep the property or transfer the property to a related party, all DIOA and DIC assessments, dues and fees are due from the date of the original transfer of the property.
